Investor Duo Spending $20M on Charlotte Office Tower Revamp

Trinity Capital Advisors and Town Lane kicked off the makeover of the 15-story, 388,657-square-foot office tower at 440 S. Church St. The Charlotte Business Journal reports the $20 million project will focus on the 17-year-old building’s two lobbies and include upgrades to existing tenant amenities, common areas and conference rooms at the office tower on 440 South Church. The building is less than 50% leased.

The two investors bought the building from Epic Investment Partners in October 2025 for about $75.8 million. Trinity Capital originally developed the tower, which delivered in 2009.

The renovations will encompass 21,000 square feet of the building’s interior as well as significant street-level improvements, Collier said. Work is expected to be completed in the second quarter of 2027.

Additionally, the firms are building out about 24,000 square feet of speculative suites on floors nine and 10.

Redline Design Group is the project architect and designer, and Choate Construction is the general contractor.
