This landmark development indicates that the AI cloud service provider, which has transformed from a Bitcoin miner, is delivering on its growth promises at an astonishing rate. Boosted by this news, IREN's stock price surged more than 9% before the market.
Luxurious customer lineup: Microsoft and Nvidia lead, 85% of revenue is guaranteed by contracts
IREN signed a new $2.8 billion contract this time, further expanding its customer footprint. IREN's customer base currently covers Microsoft (MSFT.US), Nvidia (NVDA.US), Perplexity, Figure AI, Together AI, Fluidstack, Fireworks AI, Fal AI, Hume AI, and an unnamed leading AI developer. The scope of services covers two major categories of bare metal cloud services and managed cloud services.
Of the revised ARR target of more than 4 billion US dollars, approximately 85% have obtained contractual guarantees through the above contracts. IREN said that demand from hyperscale data centers, enterprises, AI developers and cutting-edge laboratories continues to exceed its usable and planned capacity, and the company is actively engaging with customers on full expansion plans for 2026 and 2027.
Financial structure optimization: Customer prepayments cover 45% of GPU expenses, and $7.6 billion in cash on account
The financial terms of this agreement are also a source of interest. The recently signed contract includes customer advance payments, which account for approximately 45% of the associated GPU capital expenditure, significantly reducing IREN's net capital requirements for these deployment projects. The weighted average duration of all IREN customer contracts is approximately 4 years.
As of June 30, 2026, IREN held approximately $7.6 billion in cash and cash equivalents, including $1.7 billion in restricted cash relating to the Microsoft Horizon 1-4 contract. Adequate cash reserves provided a solid financial foundation for the company's rapid expansion.
Exponential expansion of production capacity: from 3 MW to 480 MW in 12 months, 1.2 GW in 2027
Daniel Roberts, IREN co-founder and co-CEO, said in a statement: “Our vertically integrated AI cloud platform is rapidly expanding. Over the past 12 months, our self-built AI cloud capacity has expanded from about 3 megawatts to 480 megawatts delivered this year, with the goal of reaching 1.2 gigawatts by 2027, and our customer base has expanded to hyperscale data centers, enterprises, and AI developers.”
The ARR target of over 4 billion US dollars is based on the 480 MW AI cloud capacity planned to be achieved by the end of 2026. However, the company also pointed out that revenue will be gradually released within a few months after each data center is delivered, as GPUs are commissioned, tested, and accepted by customers.
The Path to Transformation: From Bitcoin Miner to AI Cloud Rookie
The rise of IREN itself is an extremely dramatic story of transformation. The company, formerly known as Iris Energy, started out as a Bitcoin mining business. Industry comparison: CoreWeave is mired in debt, and IREN's differentiation advantages are highlighted
IREN's strong growth is in stark contrast to the plight of its AI cloud counterpart Coreweave (CRWV.US). As another AI computing power cloud infrastructure giant, Coreweave once had a market capitalization of over 42 billion US dollars. However, the company's recent stock price has plummeted 52% from a 52-week high of $153.20. The central problem is its unusually high debt-financing exposure — the debt-to-equity ratio of 7.39. Although CoreWeave has a revenue backlog of $99.4 billion, it consumes cash extremely fast and faces unique risks in an environment of rising interest rates.
In contrast, IREN's differentiating advantages lie in three aspects: first, the customer's prepayment model, where about 45% of GPU expenses are paid in advance by the customer, which greatly reduces capital expenditure pressure; second, the vertically integrated self-construction capacity, which independently controls the entire chain from land and electricity to data centers and GPU clusters; and third, it has a strong cash reserve of 7.6 billion US dollars, which provides sufficient financial buffer for expansion.

However, the challenges are also real: negative free cash flow of $2.3 billion over the past 12 months, rapid cash consumption, and execution risk of large-scale GPU deployments are variables that investors need to continue to pay attention to.
In a context where AI computing power is in short supply, IREN is trying to embark on a different path from CoreWeave in the AI cloud infrastructure arms race with a differentiated model of “vertical integration+customer advance payment”. The end of this competition is yet to be seen, but IREN has at least got tickets.
IREN's current stock price is around $33.62, with a market capitalization of around $12 billion. Although the stock price fell by about 38% in the past six months, it has accumulated an increase of about 87% over the past year.
According to the consensus ratings of 16 analysts, IREN shares have an average rating of “buy”, and the 12-month target price is $80.93, which has about 140% upside compared to the current price. Jefferies recently launched coverage with a “buy” rating and a target price of $79; while J.P.
