Portman, Blackstone Ink $278M Refi on Atlanta Office Building

Eldridge Capital Management announced a $278 million loan to refinance Ten Twenty Spring, an office building in Atlanta, owned by Portman and funds affiliated with Blackstone Real Estate. Eldridge has backed the property since construction. It was delivered in December, 2024.

Across 25 stories, Ten Twenty Spring features 540,000 square feet of Class-A office space. The property offers amenities including an indoor-outdoor bar, rooftop omakase, 16,000 square feet of private office terraces, a coworking lounge, historic gardens, and ground floor retail.

Ten Twenty Spring has drawn tenants including Ernst & Young, Reed Smith, and Pinnacle Financial Partners, which recently announced it will establish its new corporate headquarters across five floors at the building. At the ground floor, Sozou, a modern Japanese dining experience by acclaimed chef Fuyuhiko Ito, will open this summer.

The office building is part of the mixed-use development Spring Quarter in Midtown. Spring Quarter also includes a 370-unit residential tower.
