Bulls argue that CareTrust REIT can turn a large acquisition pipeline and U.K. expansion into durable, per share cash flow growth. Q2 results go a long way toward backing that up. Normalized FFO and normalized FAD per share both came in at US$0.51 with year on year growth in the high teens, which shows that the heavy investment year is already flowing through to cash earnings, not just headline volume. Normalized FFO and FAD per share both rising to US$0.51, alongside 44% growth in normalized FFO, shows that recent equity raises and the roughly US$1.5b of year to date investments are not dragging per share cash flow so far. Net leverage around 1.0x EBITDA and no debt maturities until 2028 support the claim of a conservative balance sheet. At the same time, management openly describes losing senior housing operating portfolio (SHOP) deals on price and highlights loan to own structures in the U.K. That points to real competitive and licensing risks. The flat share price reaction, with the stock roughly unchanged over 30 and 90 days, suggests investors are still weighing those concerns.
