As home owners look beyond aesthetics and towards long-term liveability, architects say hidden features such as central vacuum systems could become part of the conversation around future-ready homes.

For years, homebuyers have judged properties by what they can see – from spacious layouts and designer kitchens to quality finishes and eye-catching facades.

But as expectations of what makes a good home continue to evolve, architects say the focus is gradually shifting beyond appearance towards how a property truly supports everyday life.

Malaysia’s ageing population is also adding urgency to this conversation. According to the Statistics Department, those aged 65 and above made up 8% of the country’s population in 2025, up from 7.6% in 2024.

As the country moves towards becoming an ageing nation, the question of how homes can remain comfortable, practical and easier to maintain over the long term is becoming increasingly relevant.

Beyond aesthetics, residential design is now placing greater emphasis on comfort, convenience and long-term liveability.

Features that reduce maintenance, improve accessibility and simplify daily routines are becoming part of the discussion. Some of these features are immediately visible while others remain hidden behind walls and ceilings.

Among them is the central vacuum system, a built-in cleaning solution that remains relatively uncommon in Malaysia but does offer an alternative approach to household maintenance.

Unlike conventional vacuum cleaners that require homeowners to drag the machine from room to room, central vacuum systems use concealed pipework connected to wall-mounted inlet valves.

Dust and debris are transported to a central collection unit, usually located in a utility room or a garage if there is one, while users only carry a lightweight hose around the home.

Although it is still considered a niche feature locally, architects believe the technology could be a broader evolution in residential design where homes are increasingly planned to reduce the effort of everyday living rather than simply impress upon handover.

More than just a vacuum

For Veritas principal Michael Tan, the value of a central vacuum system lies less in the novelty of the technology and more in how it contributes to the overall living experience.

“From an architectural perspective, every feature should be assessed based on its long-term value rather than novelty,” he says.

Central vacuum systems essentially move the motor away from occupied spaces, unlike portable vacuum cleaners. This results in quieter operation while dust is also collected away from living areas, leading to a quieter environment and better indoor air quality, particularly for allergy-sensitive occupants.

For home owners, the biggest difference is that the cleaning system becomes part of the house itself.

Instead of storing and pulling around a bulky appliance between rooms, users only need to connect a hose to the built-in inlet points. However, because the system requires concealed pipework, it is only most practical when considered during the design and construction stage.

Tan believes central vacuum systems are best suited for larger landed homes, luxury residences and selected commercial buildings where the benefits can be fully appreciated.

However, he stressed that the technology is not necessarily suitable for every type of home.

“For most Malaysian terrace houses, apartments and condominiums, the benefits may not justify the higher upfront investment,” he said.

To retrofit an existing property, buyers should expect it to be costly and disruptive.

Adding the central collection unit also requires periodic maintenance and can cause the electricity bill to rise as well.

At the same time, improvements in cordless and robotic vacuum cleaners have provided homeowners with more affordable alternatives that suit the relatively compact size of many Malaysian homes.

Not an add-on purchase

Veritas principal Syah Kamaruddin believes the limited adoption of central vacuum systems in Malaysia is largely due to practical considerations.

Besides the higher installation cost, incorporating concealed pipework is considerably easier during construction compared with retrofitting an existing building.

“For typical residential developments, the economic benefits may not always justify the initial capital investment, particularly where dwellings are relatively compact and housekeeping requirements are modest,” he notes.

However, Syah believes the technology continues to hold value in projects where operational efficiency and occupant wellbeing are key considerations.

These include larger luxury residences, premium hospitality developments, wellness centres, healthcare facilities and commercial buildings with extensive floor areas.

The technology also highlights a wider shift taking place within residential design which is the move towards homes that are easier to maintain throughout their lifespan.

As Malaysia’s population ages, architects say homes need to be considered in terms of how they serve their owners in the long run, not only based on how they meet the needs of buyers today.

So while central vacuum systems are not specifically designed as an ageing solution, their ability to drastically reduce the effort involved in household maintenance reflects a life-changing move towards homes that are easier to manage over time.

This same principle can also be seen in other aspects of residential design, from step-free layouts and wider circulation spaces to flexible spaces that can adapt as occupants’ needs change.

Envisioning future living

Central vacuum systems may not become a standard feature across Malaysian homes anytime soon, though.

For many households, cordless and robotic vacuum cleaners are still the practical solutions. This is especially true in smaller homes and high-rise developments where space considerations and installation costs are more difficult to navigate.

However, as developers and architects continue looking beyond finishes and facilities to differentiate properties, hidden building systems could become an increasingly important part of the conversation around premium and future-ready homes.

The appeal of such features is not necessarily because they are new or technologically advanced but that they silently improve the way people live because a well-designed home is not only one that looks impressive when owners first receive their keys.

It is one that continues to support their lifestyles, comfort and changing needs for years to come.
