Arena REIT bull case leans on rent and development

Bulls argue Arena REIT offers reliable, growing income from long leases with built in CPI and market reviews, plus a clear development pipeline. The latest numbers give that view some support, but also some tests. Like for like rent growth of 4% and market reviews averaging 7.6% show the rent mechanics are working and not just on paper. Portfolio valuation rose 2.7% excluding the Edge adjustment, which aligns with the idea that underlying assets still attract demand. The 29 project, A$228m pipeline with an average 6% yield on cost, backed by A$189m of liquidity and 24.5% gearing, shows capacity to keep building earnings. FY26 operating EPS grew 5.7% and distributions were fully covered. This fits a steady compounding story, although the lower FY27 distribution guidance signals that growth is not on autopilot.

Bear case focuses on Edge risk and earnings resilience

Bears focus on tenant fragility, development risk and a potential step down in earnings. The Edge default directly supports that concern. Around 14% of Arena REIT’s rental income is now uncertain, with A$13m of FY27 rent at risk and only A$4m of bank security as a partial cushion. The A$24.4m, roughly 10%, write down on the 31 Edge assets shows real capital at risk rather than just sentiment. FY27 distribution guidance of at least A$0.18 per security sits below the FY26 payout of A$0.1925. This lines up with a view that earnings may soften while re leasing plays out. Portfolio occupancy is contractually 100%, yet operating occupancy eased from 79.3% to 76.7%, which supports worries about sector level pressure. However, active re letting progress on two centers at equivalent 20 year rents slightly challenges the idea of a structural impairment to asset quality.
