The Zhitong Finance App learned that Wang Pindi, director of the Hong Kong Real Estate Research Department, said that according to data from the Comprehensive Land Registry of the Hong Kong Real Estate Information Research Department, 288 second-hand housing registrations of over HK$10 million have been recorded so far this month (as of the 20th), a decrease of about 26.7% compared to 393 in the same period last month; if the current registration progress is estimated, there is a chance of reaching 430 cases in the whole month of August. Since it takes time to sign a sales contract and submit for registration with the Hong Kong Land Registry, the August registration cases generally reflect the market situation in July. As the climate in the property market improved in August, which was favorable to second-hand transactions, and the launch of property exchangers, it may help the second-hand registration volume of over HK$10 million to recover in September.
If divided into the three districts, the number of second-hand residential registrations of over HK$10 million to date was recorded in the New Territories, 60 registrations were recorded, a decrease of about 24.1% from 79 in the same period last month; Hong Kong Island (including Discovery Bay) recorded 104 registrations, a decrease of about 26.8% compared to 142 in the same period last month; and the Kowloon District (including Tseung Kwan O and Sai Kung) recorded 124 second-hand residential registrations of over HK$10 million, a decrease of about 27.27.1% from 172 in the same period last month.
As for the ranking of housing estates with over HK$10 million in second-hand housing registrations so far this month, Mingcheng topped the list with 7 second-hand housing registrations of over HK$10 million, an increase of 2.5 times; Discovery Bay, Park View, and Sunrise Kangcheng each tied for second place with 5 more than HK$10 million second-hand housing registrations. Among them, Discovery Bay remained flat for the same period of the month. Park Hyatt decreased by about 37.5% from the 8 cases in the same period last month, and Sunrise Kangcheng decreased by about 54.5% from 11 in the same period last month.
