Bedford Manufacturing Campus Lands $63M Loan

A partnership between Wheelock Street Capital and Camber Development has secured a $62.5 million loan for a purpose-built advanced manufacturing campus in Bedford, MA. JLL Capital Markets worked on behalf of the borrower to arrange the financing through Blue Light Capital.

The 23.4-acre campus, 44 Middlesex Turnpike, features a 148,458-square-foot manufacturing facility and an adjacent 12.3-acre development site entitled for another 147,000 square feet. The first building delivered at the end of 2024 and is 32% leased to energy storage company Fourth Power. Upon completion of the second phase, the campus will total 295,000 square feet of space geared to advanced manufacturing users.

The JLL Capital Markets team was led by senior managing directors Brett Paulsrud and Steve Klein, director Ryan Parker, vice president Hugh Doherty and analyst Libby Horton. Paulsrud noted in a statement that the facility addresses growing demand from tenants in the robotics, energy storage, semiconductor and climate technology sectors. “The property’s location in Bedford provides optimal access to both the engineering talent concentrated in the Boston suburbs and the manufacturing workforce throughout the North Market,” he said.
