Trinsic Building Apartments at Site of Notorious Wheat Ridge Hotel

CBRE facilitated the sale of a 5.83-acre redevelopment site in Wheat Ridge, Colorado, to Trinsic Residential Group. The firm plans to develop a 335-unit Class A multifamily community with modern amenities on the site.

Martin Roth and Eric Roth of CBRE represented the seller, Terrapin Investments, an investment firm specializing in owning and managing hotel properties nationwide. Terrapin purchased the property in January 2023 for $9 million. 

Located at 10101 W. Interstate 70 Frontage Rd. N., the land had previously been home to the American Motel, originally built in 1975. It had become run-down and was the subject of numerous police reports. The motel closed in mid-2025, and the demolition was completed earlier this year.  

Triassic has one open apartment building in Denver, the Aura Arts District building in the Baker neighborhood.
