Goldman Sachs Asset Management has offloaded Grand Canyon Crossing, a 303,000 square foot Phoenix shopping center. Cohen & Steers Income Opportunities REIT Inc, along with the Sterling Organization, was the buyer.

Commercial Search reports that the project was completed in 2005. The center is 99 percent occupied and anchored by a 207,000-square-foot Walmart Supercenter. Grand Canyon Crossing’s tenants also include Harbor Freight, Starbucks, Wendy’s, Jamba Juice and Sonic.

Grand Canyon Crossing is situated on 33 acres at Bethany Home Road and 35th Avenue. Grand Canyon University is about 1.5 miles away.

The Sterling Organization says it is a vertically integrated private equity real estate firm whose national platform is focused on investing in retail and distribution real estate assets across the risk spectrum in major markets within the United States.
