Valued at $11 billion by market cap, BXP, Inc. (BXP) is a leading U.S. real estate investment trust (REIT) that develops, owns, and manages premium office properties and workplaces. Headquartered in Boston, Massachusetts, the company’s portfolio includes office buildings, life sciences properties, retail spaces, residential properties, and a hotel, with revenue generated largely through leasing commercial real estate to businesses.
The REIT is expected to announce its fiscal third-quarter earnings for 2026 on Tuesday, Oct. 27, after the market closes. Ahead of the event, analysts expect BXP to report an FFO of $1.80 per share on a diluted basis, up 3.5% from $1.74 per share in the year-ago quarter. The company has exceeded the consensus estimates in three of the last four quarters, while missing the forecast on another occasion.
For the current year, analysts expect BXP to report FFO of $7.02 per share, down 99.3% year over year. However, its FFO is expected to rise 1.9% year over year to $7.15 per share in fiscal 2027.
BXP stock has struggled to keep up with the S&P 500 Index’s ($SPX) 15% gains over the past 52 weeks, with shares down 18.8% during this period. Similarly, it has trailed the State Street Real Estate Select Sector SPDR Fund’s (XLRE) 1.1% loss over the same time frame.
BXP has trailed the broader market over the past year as elevated interest rates, persistent challenges in the office real estate sector, and concerns over property valuations have weighed on investor sentiment. Despite improving leasing activity, the REIT continues to face pressure from uneven demand across markets and subdued life sciences leasing.
On Oct. 1, BXP announced that it had joined the multidisciplinary team behind Fifty at First, a planned 915-foot, 1.5-million-square-foot office tower in downtown San Francisco. The company will consult on development, leasing, and marketing, while JLL has been appointed the project’s exclusive office leasing agent. Upon completion, the tower is expected to become San Francisco’s second-tallest building, marking a significant addition to the city’s commercial real estate landscape.
Analysts’ consensus opinion on BXP stock is moderately bullish, with a “Moderate Buy” rating overall. Out of 23 analysts covering the stock, 11 advise a “Strong Buy” rating, and 12 give a “Hold.” BXP’s average analyst price target is $75, indicating a potential upside of 26.4% from the current levels.
