The Zhitong Finance App learned that Midland Property analyst Shen Songqian pointed out that this year, driven by active building replacements and prosperous luxury homes, the first-hand trading performance of large companies was outstanding. According to the Midland Property Research Center's comprehensive “First-hand Residential Property Sales Information Network” data and market news, as of October 8 this year, the number of four-bedroom or more private home transactions was 840, up about 56.7% year-on-year from 536 in the same period last year, and has surpassed the 789 units for the whole of last year, which is about 6.5% higher, and a five-year high.

Demand for house exchanges continued during the year, and the luxury housing market is also booming. It is believed that trading of large units with four or more bedrooms will remain active in the fourth quarter, and there is an opportunity to challenge the level of thousands of units throughout this year.

Among the 5 projects with the highest first-hand sales volume of four rooms or more during the year (as of October 8), BLUE COAST at Wong Chuk Hang Station had the most outstanding performance, recording 71 cases, the project with the highest number of four rooms or more in Hong Kong during the period; Tai Wai Boao Zhuang ranked second with 61 cases; Tianxi Sea and Tiantong, which are also part of the Kai Tak runway area, recorded 49 and 41 first-hand transactions for four rooms or more, respectively; Luyun recorded 38 transactions and ranked fifth.

Shen Songqian added that in addition to driving outstanding transactions for large units with four or more bedrooms, the three-bedroom housing performance was also ideal during the same period, with 2,771 cases recorded during the year (as of October 8), an increase of about 11.6% over the same period last year; however, it should be noted that two-bedroom units were still the mainstream in the first-hand market, recording 7,606 transactions during the year, an increase of about 8.5% over the same period last year; on the contrary, the trading performance of small units was relatively poor. Open plan units recorded 521 transactions during the year, a decrease of about 43.4% compared to the same period last year; one-bedroom units recorded 3,419 transactions, a decrease of about 25.5% compared to the same period last year.
