Zhitong Finance App learned that Yang Mingyi, senior co-director of the Central Plains Real Estate Research Department, pointed out that in the third quarter of 2026, 3,193 first-hand private residential sales contracts were recorded in Hong Kong, with a total value of HK$49.150 billion, down 54.1% and 42.8% from quarter to quarter, compared with 6,953 cases and HK$85.948 billion in the second quarter. Driven by multiple factors such as the China Securities Regulatory's rectification measures in May, Hong Kong stocks being depressed and falling, and developers slowing down the pace of marketing, buyers became conservative and cautious, leading to a slowdown in first-hand registration from July to August.

In August, developers relaunched the market. Among them, Ruijing I, a large-scale new listing in Changsha Bay, was sold at a low second-hand price. The first round and the second round recorded more than 47,000 and 53,000 intention registrations (Rui Jing I sales registered HK$4,573 billion, 482 cases), boosting the overall property market atmosphere and stimulating new listings. In September, first-hand registrations rose to nearly 1,500, but the number of registrations in the third quarter was still at a new low in the past eight quarters.

In the first three quarters of 2026, 15,652 first-hand private residential sales contracts were registered, with a total value of HK$19.848 billion, reaching 76.3% and 88.6% of the full year of last year. The Federal Reserve restarted interest rate hikes in September, and the Bank of Hong Kong did not follow, but the market is still expected to raise interest rates during the year. Developers will seize market conditions and actively promote the market, predicting that the full year of 2026 will reach about 19,000 first-hand transactions, the highest in seven years after 2019, while the registered amount is about HK$230 billion, which is expected to be a new high after 2021.

First-hand property sales registered by major developers for the third quarter of 2026: Sun Hung Kai Records HK$5.695 billion (528 cases), Henderson Records HK$5.347 billion (392 cases), Sino Records HK$3.71 billion (414 cases), Long Story HK$3.295 billion (30 cases), and Kerry Records HK$3.23 billion (73 cases).

Major developers registered high in the third quarter of 2026:21 Borrett Road II (Yingtian) had HK$2,371 billion, 13 cases; Sunrise Kangcheng Phase 13 A: Haijiao Bay II had HK$2,216 billion, 280 cases; Qianyu had HK$2,139 billion, 392 cases; Tiwai had HK$1,640 billion, 6 cases; Hong Kong Island South Shore Phase IV B-Haiying Mountain had 63 cases.
