The Zhitong Finance App learned that on October 15, Hong Kong Development Council Secretary Ning Hanhao met with the media about the land sale plan for the October to December 2026 quarter. Ning Hanhao said that in the third quarter, the Hong Kong government will launch a residential site located at the junction of Tai Chung Kiu Road and Anxin Street in Shek Mun, Shatin, and is expected to provide about 960 units. The site is close to MTR Shek Mun Station, and the surrounding commercial and residential facilities are mature.
The site was originally planned for commercial use. The Urban Planning Commission recently approved the planning permission application to be converted into a private residential development. The government requires developers to provide a small number of floors as public parking lots while building private homes to meet the needs of the area.
In addition to government land sales, other sources of residential land this season include the Urban Renewal Authority's Tokwawan Road development project, which is expected to provide about 1,050 units. In terms of private land development and redevelopment projects, 7 projects are currently expected to complete land lease amendments or land exchange procedures, providing a total of about 1,835 units. Ning Hanhao said that this figure reflects that developers and the market are optimistic about market conditions and are actively revising the land title.
Combining various land supply sources, the private housing land supply in the third quarter of this year is expected to support the construction of about 3,845 units. Together with the first two quarters, the total supply of private housing land for the first three quarters of this year is expected to provide about 15,680 units, surpassing the annual target of 12,600 units.
Ning Hanhao explained three considerations in this regard: First, the annual supply target is not a hard indicator. The annual supply figures for the housing market may be affected by the macro environment and private supply; second, some government coordination projects, such as the northern metropolitan area, railway property development, and urban reconstruction, are time-sensitive and need to meet policy needs and the overall development of the region, and will not slow down due solely to digital compliance; Third, the overall market atmosphere is improving this year, and developers are optimistic about the prospects, and there is a certain demand and demand for mature urban areas Bearing capacity, the government will maintain The momentum is in line with market demand.
In addition, this quarter, the government will also sell a plot of land in Siu Lek Yuen, also located in Shatin, to be used as dormitories for tertiary education students under the “Urban Middle School Housing Project”. The site is close to MTR City One Station and Shek Mun Station. There are many college buildings nearby. Preliminary estimates provide about 600 places.
In January of this year, the Hong Kong Government invited market proposals for three potential student dormitory sites. They are located in Siu Lek Yuen, Kai Tak and Tung Chung East in Shatin. The market has responded positively, so this season they will first sell land for Siu Lek Yuen in Shatin. The Government will decide whether to launch the remaining two reserved sites and when, depending on the reaction to this sale.
In general, Ning Hanhao said that the Hong Kong Government will continue to actively coordinate various land sources, review the current situation, and promote land flexibly in response to policy requirements and market conditions.
