Zhitong Finance App learned that Wang Pindi, director of the Hong Kong Real Estate Research Department, said that the Development Council of the Hong Kong Special Administrative Region Government announced a land sale plan today. The third quarter of this fiscal year (October to December 2026) will launch an official residential site in Shek Mun, involving about 960 units; an Urban Renewal Authority project in Tokwawan involving about 1,050 units; plus 7 private development/redevelopment projects involving a total of 1,835 units of potential land supply. Together with the first half of this fiscal year, the potential supply for the first three quarters of this fiscal year (April to December 2026) is about 15,680 units, which has exceeded the land supply target of 12,600 units in this fiscal year.
Wang Pindi pointed out that there was quite a bit of potential land supply this fiscal year, and the land sales response was quite positive. The second phase of the MTR Tuen Mun Area 16 property development project launched during the period involved as many as 5510 units. It was a high-profile large-scale project and was successfully sold during the period. Furthermore, the Ho Man Tin residential land launched during the same period was also successfully sold recently. The transaction price exceeded the market valuation by nearly 40%, reflecting the developer's optimism about the future market and willingness to actively acquire land to increase land reserves.
The increased willingness of developers to acquire land is related to the improvement in the new housing market this year. Strong sales of new homes help developers expedite inventory removal and return of capital, which in turn enhances their ability to participate in land sales and replenish land reserves. According to the Hong Kong Real Estate Data Research Department's comprehensive “First-hand Residential Property Sales Information Network” data and market news, the transaction amount for new homes in the first nine months of this year was about HK$191.56 billion, up about 30% from about HK$146.73 billion in the same period last year, setting a record high for the same period since the first-hand sales regulations.
If the market atmosphere continues to improve and housing transactions remain active, it will help property prices rise, and developers will also be able to speed up the return of capital; developers are optimistic about the future market and are willing to actively acquire land to speed up the economic cycle of the property market, which will have a positive effect on the property market.
