If you only glanced at Newmark Group’s headlines this year, the story looked upbeat. Quarterly releases spoke about double digit revenue growth, expanding management services and data center mandates, and a raised outlook that painted a confident picture of the business. Holding Newmark Group over the past year would have meant a 36.4% loss, including dividends. If you were deciding back on 14 October 2025, what in the record really hinted that such a gap could open up between operations and return?

The shares cost US$17.92 at the start of the period. Anyone weighing Newmark Group then was really choosing between two very different futures for the business.
The bullish story anchored on a Fair Value of US$19.38, a suggested worth above the market price based on aggressive global expansion and a push into tech-enabled management services aimed at higher margins. Supporters of this case leaned on ambitions such as reaching US$2b in management revenues by 2029.
The bearish view pointed to a Fair Value of US$14, implying the stock was ahead of itself if remote and hybrid work permanently depressed office leasing and transaction volumes. That less optimistic camp also highlighted risks from digital real estate platforms potentially eroding traditional brokerage fee pools over time.
Newmark Group’s Q2 2026 update showed revenue at US$888.4m versus US$759.1m a year earlier, which backed the bulls’ focus on top line momentum. Profit went the other way. Net income slipped to US$19.7m from US$20.8m and net margin eased from 2.7% to 2.2%, so the profitability leg of the optimistic thesis stayed unproven. Overall, the evidence cut both ways.
The whole episode turned on one assumption investors can test elsewhere. Strong revenue claims need matching improvement in net margin, not just higher absolute earnings. When you review another company, line up year on year changes in sales, profit and margin to see whether growth is translating into sturdier economics.
Newmark Group now trades at US$11.58, with the selected Narrative arguing that its Fair Value sits above that quote. The case leans on fee based management and servicing work, plus international capital markets and AI related advisory mandates, doing more of the heavy lifting over time.
The open question for anyone looking at Newmark Group today is whether management and servicing income, alongside newer AI and data center mandates, can scale fast enough to outweigh office headwinds and expansion costs.
"The main factor that needs to go right is that Newmark Group continues to scale management and servicing revenues toward the stated 2029 target while converting its expanding European and Asia Pacific platforms, AI related advisory work, and specialized housing focus into sustainably higher recurring margins and free cash flow."
