Why Digital Realty Trust’s Latest Bond Moves Matter

Digital Realty Trust (DLR) has tapped European debt markets through its subsidiaries, issuing long dated euro and Swiss franc notes that link fresh capital to its Green Bond Framework and refinancing plans.

Digital Euro Finco, LLC priced €1b of 5.125% guaranteed senior unsecured notes due 2036 at 99.289% of face value, with interest paid annually from October 9, 2026 until maturity. The company plans to allocate an amount equal to the net proceeds to projects aligned with its green criteria, including development and redevelopment activity across its portfolio.

Before those proceeds are fully directed to qualifying projects, management may use the funds to repay borrowings on global revolving credit facilities, acquire properties or businesses, support development opportunities, hold interest bearing instruments, or address other general corporate needs such as repaying or retiring existing equity or debt.

Alongside the euro deal, Digital Constellation B.V. completed a CHF 100m fixed income offering of 2.415% senior unsecured notes due October 6, 2036, issued at 100% of principal under Regulation S with attached guarantees. Together, these transactions expand Digital Realty Trust’s funding base across currencies while tying a significant portion of new borrowing to stated environmental objectives.

Recent price action gives you a sense of how this financing lands with investors. Digital Realty Trust shares closed at $174.47 after a 1-day share price return of 1.38%. The year-to-date share price return of 12.54% sits against a 3-year total shareholder return of 65.16%, which suggests that long-term holders have experienced stronger gains than those focused on shorter swings.

After a strong multi year run and a fresh bond fueled push into green projects, the real puzzle is whether Digital Realty Trust still offers meaningful upside or if most of the easy gains now sit in the rearview mirror.

Most Popular Narrative: 22% Undervalued

Digital Realty Trust’s most followed thesis anchors on a fair value of $223.59, which sits well above the last close at $174.47. The bond funding story ties directly into a wider argument about contracted growth and future cash generation.

The expanded 1.4 GW development pipeline at an expected 11.5% stabilized yield, alongside 600 MW of secured utility power from 2028 and potential for 2 GW near Kansas City, positions Digital Realty to bring additional capacity on line that could support higher revenue and cash NOI once these projects are completed and leased. Record cash re leasing spreads above 25%, together with embedded upside as older hyperscale leases around US$140 per kW roll toward current market levels of US$160 to US$220 per kW, provide a pricing tailwind that can support revenue growth and net margin expansion as more contracts renew.

Result: Fair Value of $223.59 (UNDERVALUED)

Still, the Digital Realty Trust story can be knocked off course if the 1.4 GW build runs ahead of demand, or if external funding becomes more expensive or scarce.

Another View: What Multiples Say About Digital Realty Trust

On one hand, Digital Realty Trust screens as trading at a 42.4% discount to an estimated fair value and below an internal future cash flow value of $303.02. On the other, the current P/E of 85.4x sits well above a fair ratio of 40.5x, the North American Specialized REITs average of 25.4x and a peer average of 49.8x. That gap points to meaningful valuation risk if sentiment or growth assumptions reset, so the key question is which reference point you trust most for the long haul.
