First Industrial Realty Trust just reminded investors that even a trusted industrial warehouse landlord can surprise. After closing at US$59.40 before the Q3 2026 release, the stock dropped about 7% to US$55.32 as traders reacted first and asked questions later.
The headline result was steady real estate Funds From Operations per share of US$0.82, paired with Q3 NAREIT Funds From Operations of US$0.81 per share and a small lift to full year guidance. The gap between that selloff and those numbers is the real story for anyone tracking this REIT.

Ask Charlie what First Industrial’s leasing spreads say about demand.
The bullish script says First Industrial Realty Trust can turn land and projects into strong yielding, leased warehouses while rent spreads stay rich.
"The main factor that has to go right is that First Industrial Realty Trust continues to convert its entitled land bank and speculative projects into leased assets at cash yields around 7%, while keeping occupancy and tenant credit quality within guidance ranges."
Q3 occupancy of 94.1% already sits inside the 94% to 95% 2026 target band, and year end guidance of up to 96.5% raises that bar. Cash same store NOI grew 5.6% and FFO per share rose to US$0.81, which supports the idea that rent mark to market and development leasing are feeding earnings. The trimmed 2026 development leasing target and lower acquisition yields temper the picture. Execution is progressing but not effortless.
Bears focus on governance friction and rising land prices eroding the very spreads this REIT relies on.
"If data center buyers continue to pay materially higher prices for land in key markets and this keeps pushing industrial land costs higher, First Industrial Realty Trust could face thinner spreads on new warehouse projects, which would limit development returns and could reduce the contribution of new investments to future earnings and net asset value."
Management still underwrites mid 6% cash yields on new Dallas development and targets 100 to 125 bps spreads on projects, so headline economics remain intact. At the same time, the Q3 revision of development leasing from about 900k to about 650k square feet and the recent shareholder investigation show that both project timing and governance overhead remain live risks. The 7% share price drop after results signals investors are not ignoring these pressure points.
