NETSTREIT just cleared the Q3 2026 earnings bar with the stock up 3.3% on the day, a sharp break from a 23% slide over the past three months. The headline is about cash power. Core funds from operations, the key profit gauge for a net lease real estate investment trust, came in at US$36.6m, and adjusted funds from operations reached US$37.5m with 6.1% year on year growth. That is what buyers are latching onto, even as the longer slide shows how skeptical sentiment had become ahead of this print.

The optimistic view is that NETSTREIT’s conservative funding and acquisition machine can keep cash flows growing without stretching risk.
"Conservative use of NETSTREIT’s balance sheet, including adjusted net debt to annualized adjusted EBITDA of 3.2x and access to about US$1.1b of liquidity, together with raised net investment guidance of US$700 million to US$800 million for 2026, points to continued capacity for external acquisitions that can add to rental revenue and AFFO over time."
Q3 results echo that script. Liquidity now tops roughly US$1.25b, leverage sits at 3.7x EBITDAre, and 2026 net investment guidance is at least US$800m. Core FFO of US$36.6m and 6.1% AFFO growth indicate that this deployment is currently translating into higher cash generation, not just a bigger asset base.
The concern is that higher rates and thinner spreads eventually choke off accretive acquisitions and slow AFFO per share.
"Rising interest rates and a steeper yield curve could compress NETSTREIT’s investment spreads, slow its acquisition pace as sellers resist higher cap rates and reduce the contribution that external growth makes to revenue and AFFO per share."
Recent numbers cut both ways. Financing costs sit at 4.26% while Q3 investments came at a 7.4% cash yield, and dispositions cleared near 7.2%, so spreads are intact. Net investment guidance has been raised, not trimmed. Yet forward equity settlements and related dilution, estimated at roughly US$0.025 to US$0.03 on 2026 share count, indicate that funding growth is not free for existing holders.
