What Macerich Holders Bought Into

Listen to the news

If you had been weighing Macerich in October 2025, you were looking at a mall owner with heavy debt, shrinking revenue forecasts and analysts split on whether experiential retail could offset e-commerce pressure. Investors who held Macerich over the past year are up 38.2%, including dividends. Early buyers had to balance rapid leasing gains and acquisitions against refinancing risk and troubled markets. Were those lease pipelines and experiential concepts enough to justify that bet on a stressed balance sheet?

The easy part of this move is behind Macerich. Zero in on 29 high quality undervalued stocks for companies trading below our estimates.

The Two Macerich Stories Investors Had To Price In

The shares cost US$17.85 at the start of the period, and anyone looking at Macerich then had to choose which future felt more realistic.

The bullish view put Fair Value at US$19.53. This was essentially the price implied if experiential retail and urban-focused malls turned stronger leasing and a record deal pipeline into better revenue on a slightly declining trend, with a profit margin that moved into positive territory.

The bearish narrative argued for a Fair Value of US$15, based on the idea that e-commerce pressure, high leverage near eight times net debt to EBITDA, and exposure to weaker malls could keep leasing revenue under strain.

What The Macerich Evidence Actually Tested

Macerich’s Q2 2026 figures gave the bullish side real support on operations. Revenue reached US$252.4 million compared with US$249.3 million a year earlier, and the loss narrowed from US$41.1 million to US$27.3 million as net margin moved from -16.5% to -10.8%. Profitability on its own case was still unproven, so the evidence cut both ways.

The key assumption investors priced in back in October 2025 was that higher-quality malls and experiential tenants would show up in the numbers. For any other REIT, you would test the same claim by watching revenue, lease activity and net margin together, then checking whether debt-fuelled expansion actually moves losses toward break-even.

What Macerich's Run Is Asking You To Believe Now

Macerich trades at US$23.95 today, and the selected Narrative places its Fair Value above that level. The gap rests on the idea that current leasing traction and experiential retail formats keep translating into stronger tenant demand and steadier income across flagship malls.

That view leaves one core question for you. Would a buyer at today’s price trust that accelerated leasing activity and experiential concepts continue to support higher rents and sustained traffic across the portfolio?

"Accelerated leasing activity, including a record pace of new deal signings and strong LOI pipeline, is driving higher leasing spreads and sustained tenant demand; this supports significant NOI and revenue growth as new tenants open and backfilled spaces (especially former Forever 21) achieve higher rental rates. The focus on experiential and destination-oriented retail (e.g., DICK'S House of Sport, Cheesecake Factory, entertainment concepts) is revitalizing consumer engagement and increasing traffic, positioning the portfolio to benefit from experience-driven spending and capturing higher net margins over time."

Macerich And Another Experience Bet

Macerich leans on experience-heavy shopping centers that pull in regular visitors.

Some landlords instead emphasize destinations built around gaming, entertainment and leisure stays.

Their tenants sign long leases that combine property, operations and upkeep in one package.

Those arrangements aim to turn large, single-use venues into steadier rent streams.

If experiential spending keeps attention, you might compare traffic-driven malls like Macerich with properties that depend on immersive trips away from home.
