The Zhitong Finance App learned that on October 26, Hong Kong Real Estate announced the Group's latest purchase intention survey and property market analysis for the third quarter of 2026. Ma Taiyang, CEO of Associated Press Group and Hong Kong Real Estate, said that due to the increase in the beneficiary population and intensive leasing, in line with the favorable policy report and five-year plan, the prospects for the Hong Kong property market are bright, and it is expected that property prices will continue to rise in double digits throughout the year.

Benefiting from the Hong Kong government's active development of the “Study in Hong Kong” brand and specialist program, demand for rigid leasing has increased significantly. Wang Pindi, director of the Hong Kong Real Estate Research Department, said that the survey showed that 86.8% of respondents were optimistic about a steady increase in rents over the next year, 41.8% expected stable property prices, and 32.9% were bullish. In terms of interest rates, 40.1% of respondents expect Hong Kong's interest rate to remain stable, reflecting that the market is well prepared for interest rate hikes.

In addition, up to 51.5% of respondents prefer new housing estates under 10 years old, which have been at the top of the list for 22 consecutive quarters; while the “Five-Year Plan” targets 70,000 units of residential construction in Beidu in the next 5 years, 23.2% of respondents said they would increase their willingness to enter the Beidu market.

Ma Taiyang pointed out that first-hand market transactions continued to be booming, driving the overall atmosphere. Although the second-hand market was pressured in the short term due to new listings being sold out at low prices, purchasing power is gradually flowing back into the second-hand market. It is expected that second-hand property market transactions will pick up at the same time in the fourth quarter, and residential transactions will increase by more than 10% to more than 16,000 units on a quarterly basis.
