The Zhitong Finance App learned that in 2026, Hong Kong's mid-priced second-hand private housing transactions were clearly active, leading to second-hand private home registrations surpassing last year. Midland Property analyst Shum Chung-him pointed out that this year (as of October 26), the total registration amount for second-hand housing (including private homes and public housing) was about HK$329.6 billion; in the case of private housing alone, it recorded about HK$298.7 billion, which surpassed the full year of last year's approximately HK$280.8 billion by more than 6%, and hit a 5-year high.

Shen Songqian added that this year's second-hand private home registration amount was the first to surpass last year's, mainly driven by the popularity of medium- and high-priced property transactions. According to data, this year (as of October 26), the number of second-hand private home registrations of over HK$20 million was 1,709, which is about 20.6% higher than the full year of last year; 4,777 cases were recorded over HK$10 million, which is also about 18.7% higher than last year's full year; as for HK$6 million to HK$10 million, there was a slight increase compared to last year's full year. This year, high-priced property trading was active. The reason for this was driven by property exchangers and luxury property buyers entering the market.

Divided into 18 districts, this year (as of October 26), the amount of second-hand private housing registrations was the highest in Central and Western District, with around HK$35 billion; Kowloon City (including Kai Tak, Hung Hom, Tokwawan, Ho Man Tin, Kowloon Tong, etc.) ranked second with about HK$33.1 billion; Yau Tsim Wong (including Olympic Station, Tai Kok Tsui, Kowloon Station, Yau Ma Tei, Mongkok, Tsim Sha Tsui, etc.) ranked third with around HK$26.2 billion. It was followed by Eastern District and Sai Kung District (including Tseung Kwan O), which ranked in the top five with approximately HK$24.9 billion and HK$23.7 billion respectively.

In the above five districts alone, a total of about HK$142.9 billion was recorded, accounting for nearly 48% of the registered amount of second-hand private homes in Hong Kong during the same period. It is worth noting that the housing estates with high registration amounts in these 5 districts include Treasure Cui Garden, Hongdu, Haiyi Garden, Qingtian Peninsula, Taikoo Shing, Jiaheng Bay, and Tianjin, all of which are mid-priced housing estates.
