Investors came into Brixmor Property Group’s Q3 2026 report with the stock treading water, up only low single digits over the past month and still down over the last quarter. Then the release hit and the share price climbed 2.1% to close at US$28.71. The headline that really moved sentiment was not traditional earnings per share. It was funds from operations per share rising to US$0.60 and a higher full year FFO outlook, paired with a 6.6% same property net operating income lift that signaled the underlying shopping center engine is still pushing ahead.

Earnings grabbed attention this quarter, but investors who care about what they are really paying for tend to zero in on the cash coming through the door. Cash generation often tells a cleaner story than headline profit figures.
When you line up Brixmor Property Group's recent cash flows against the current share price, the stock could be a meaningful 29% undervalued.
The bullish story argues that Brixmor Property Group can turn its leasing and reinvestment backlog into higher rent and cash flow per share.
"The main thing that has to go right is that Brixmor continues to convert its signed-but-not-commenced rent pipeline and over US$1b of planned reinvestments into occupied space at the implied rent lifts while maintaining tenant health and high retention."
Q3 moves this thesis forward. About US$42m of signed rent has commenced year to date, the signed not commenced pool still sits at roughly US$69m, and US$322m of active projects carry around 10% expected returns. Same property NOI grew 6.6% and retention reached 88%, which supports the idea that tenants are absorbing the space at higher rents without straining occupancy.
Bears worry that aggressive project spending could run into tenant disruption and weaker economics for new space.
"The plan to execute more than US$1 billion of active and future reinvestment projects at targeted yields of about 9% to 10%, and higher for certain projects, carries execution and cost risk. If redevelopment spending rises faster than expected or projects underperform the assumed returns, free cash flow could be strained and NOI and FFO growth could be weaker than expected."
Current evidence does not show that strain. Brixmor Property Group stabilized US$55m of projects around 10% returns, added US$37m of new work at roughly 11%, and same property NOI rose 6.6%. Tenant health indicators remain firm, with record small shop occupancy at 92.8% and low bad debt flagged, so reinvestment risk is present but not yet visible in weaker FFO or occupancy.
