The Zhitong Finance App learned that the Hong Kong Rating and Property Valuation Department recently announced that in September 2026, the private residential sales price index was 320.8 points, up 0.19% month-on-month, for two consecutive months. The property price index has increased by 7.08% in the first nine months of this year. In terms of rent, although the summer vacation in September is over, the rental market is still benefiting from the talent program. The rent index continued to reach a record high. It has been rising for 11 months, rising 0.47% month on month.
Chen Yongjie, vice chairman of the Asia Pacific region of Central Plains Real Estate and president of the Housing Department, said that the first-hand market situation picked up in September, with about 1,400 first-hand transactions recorded. Supported by transaction volume, the overall market atmosphere improved, and second-hand property prices also recorded a slight rise. Although the increase was not significant, Chen Yongjie believes that maintaining the upward trend and increasing the index for two consecutive months is a healthy sign of the development of the property market.
Notably, the September index is believed to not reflect the impact of the 0.25% increase in US interest rates during the month. First-hand sales remained strong in October, and many projects in Kowloon were sold at restrained prices. As of yesterday, there were more than 1,700 first-hand transactions in October, a five-month high. Under strong first-hand transactions, the second-hand market is under pressure, and it is expected that the October index may be slightly adjusted.
However, Chen Yongjie remains optimistic about the fourth quarter's property market performance. He pointed out that the current market predicts that the chance for the US to raise interest rates again this month will be drastically reduced, and rental returns in Hong Kong will remain high. The latest report on rental returns in Central Plains cities is 3.31%, rising for 3 consecutive months, and he believes it can still attract many investors to enter the property market. Meanwhile, at the APEC meeting to be held in Shenzhen next month, heads of state attended to show a harmonious side, which will help the stability of the property market. Various favorable factors provided a basis for growth in the fourth quarter. Property prices are expected to increase by 2% to 3% in the fourth quarter.
In terms of rent, Chen Yongjie pointed out that even though the summer vacation ended in September, the rental market was relayed by professionals and talents. The new Policy Address continues to focus on attracting talents to Hong Kong. Demand for housing in Hong Kong continues unabated. I believe the rent index will remain high.
