Forestar Group just reported Q4 2026 results that put earnings power front and center, yet the stock slid 4.4% today to close near US$23.94. The move reflects investor nerves more than the actual quarter. Revenue was US$580.8m and net income was US$59.2m, which points to profit resilience rather than a crack in the story.
The key issue is valuation pressure versus sentiment. Forestar trades at a P/E that appears compressed relative to the figures it is producing, so today’s pullback suggests the market is focusing on recent margin concerns while giving less weight to the broader earnings profile.

Forestar’s bullish case hinges on converting a large lot bank into high quality returns, not just chasing volume.
"The main thing that has to go right is that Forestar Group converts its large owned lot pipeline and contracted backlog into lot deliveries at returns that justify ongoing heavy land and development investment despite recent pressure on lot volumes and free cash flow."
On that yardstick, the latest year is mixed. Forestar delivered 13,545 lots and kept FY pretax margin at 11.7%, with adjusted Q4 gross margin in the 20% to 23% range. At the same time, lot sales have been under pressure and Q4 reported margin dipped, so the return profile is holding but not clearly strengthening yet.

The cautious view hinges on Forestar Group stumbling when it tries to turn a big contracted pipeline into profitable, timely lot sales.
"Although Forestar Group reports a sizable contracted lot backlog with hard earnest money support, repeated earnings and revenue misses relative to analyst estimates in 2026 point to execution risk that future contract conversions deliver weaker than expected revenue and EPS."
Q4 and FY26 results, plus FY27 guidance for 12,000 to 13,000 lots and US$1.4b to US$1.5b of revenue, do not clearly disprove that concern. Lot deliveries of 13,545 and Q4 revenue of US$580.8m show the backlog is converting, yet year on year declines in revenue, net income and EPS, alongside the stock’s multi month slide, indicate that delivery and pricing still fall short of the hurdle needed to silence worries about weaker revenue and earnings power.
Forestar Group shows how earnings strength and share price can move in different directions for a time. The real opportunity is finding stocks that could be undervalued before the market closes the gap.
