The Zhitong Finance App learned that according to data from the Integrated Land Registry of the Midland Property Research Center, in 2026 (as of October 29), the total number of registered properties (including first-hand private buildings, second-hand housing, commercial stores, pure parking spaces, etc.) recorded a total of 74,368 registrations, which is about 15.2% higher than 64,582 in the first 10 months of last year; the amount involved reached HK$607.8 billion, which is also about 23.8% higher than HK$490.8 billion in the first 10 months of last year. Both the number of cases and the amount reached a record high for the same period of 5 years after 2021. The overall “volume” of properties has risen sharply this year, reflecting the positive performance of the property market.
Shum Chung-him added that overall property registrations have risen significantly this year, and residential properties have become the main source of motivation. According to data, after excluding first-hand public housing, in 2026 (as of October 29), a total of 63,378 first-hand private and second-hand housing registrations were recorded, an increase of about 16.9% over the first 10 months of last year; the amount involved was about HK$549.4 billion, an increase of about 29% over the previous year. It can be seen that the number of housing cases and financial performance outperformed the market.
In terms of second-hand private residences alone, of the 10 private homes with the highest number of second-hand registrations this year (as of October 29), 4 housing estates surpassed the first 10 months of last year. Among them, the highest number of cases recorded in Kangcheng was 846, about 64% higher than in the first 10 months of last year; Huixi, which is also an up-and-coming housing estate, had a year-on-year increase of about 56.6%; Discovery Bay, which ranked second in number, also increased by about 21.5% year over year.
It is worth noting that the number of registrations in Kangcheng, Huixi, and Discovery Bay mentioned above has surpassed that of last year. Sunrise Kangcheng is about 29% higher than last year, while Huixi and Discovery Bay are about 18.8% and 9.8% higher respectively. Second-hand trading was active this year, and some of the new housing estates performed better than traditional properties.
