SITE Centers (SITC) Q3 Earnings Reflect A Shrinking Cash Engine
Share
Listen to the news

SITE Centers came into this Q3 2026 earnings release trading around US$3.67, flat on the day and carrying a headline P/E of roughly 1.5x that has been framed as deep value by many income investors. The fresh quarter told a harsher story. Reported revenue slipped to US$8.6 million and the trust posted a basic loss per share, while funds from operations logged earlier in 2026 already pointed to pressure on the underlying cash engine.

The stock did not move on the print. The margin and profit squeeze did.

SITE Centers bull story meets shrinking cash pool

Optimists have argued that SITE Centers can use the spin off and cash rich Curbline balance sheet to build a better earnings engine.

"SITE Centers' strategic repositioning through a planned spin-off aims to enhance shareholder value by focusing on high-growth assets, improving financial stability, and cash flow."

The latest quarter tells a tougher story. Revenue fell to US$8.6 million and the trust reported a loss of US$5.4 million, while trailing twelve month FFO eased to US$19.4 million from US$27.4 million. Cash generation that is meant to support acquisitions and reinvestment is moving in the opposite direction.

Bear case on dispositions and Curbline risk

Skeptics focus on whether heavy asset sales and future Curbline deals erode earnings power rather than improve it.

"SITE Centers' aggressive disposition strategy, with $951 million of wholly-owned property sales year-to-date and over $1 billion of real estate either under contract or in negotiations, could lead to a significant reshaping of its portfolio. This could impact future earnings, especially if the sold assets are high contributors to NOI."

Q3 numbers lean toward that concern. A revenue line of US$8.6 million and an accounting loss sit alongside reduced FFO over the year. The portfolio already throws off less cash, so fresh acquisitions will need to work hard just to refill that hole.
