To own Equinix, you need to believe that record AI and cloud demand can be converted into long term, high quality recurring cash flows without grid bottlenecks or community pushback choking the build program. The raised 2026 revenue guidance suggests management currently sees enough demand and pricing power to support that thesis.
The most important near term catalyst is execution on new capacity and power delivery, since delays would slow the conversion of bookings into earnings. The biggest risk is that construction and financing costs rise faster than returns on new projects. The Malaysia leadership change looks incremental for that broader risk reward balance.
The most relevant fresh data point is Equinix’s third quarter and year to date earnings update. Net income of US$489 million for the quarter and US$1.383b for the first nine months, alongside higher earnings per share, indicate the existing portfolio is producing more profit on a similar asset base while AI and cloud workloads ramp.
That earnings quality matters for the catalyst path. Higher profit gives Equinix more room to fund its development pipeline, even as debt is not fully covered by operating cash flow and external borrowing remains the main funding source. Sustaining that profitability while scaling power hungry AI deployments is where the execution risk and opportunity now sit.
Equinix's narrative projects US$13.5b revenue and US$2.3b earnings by 2029. Analysts are assuming 10.8% yearly revenue growth and an earnings increase of about US$800m from US$1.5b today to reach that forecast level.
Those analyst assumptions sketch out a demanding but clearly defined path. Revenue is modeled to climb at 10.8% a year over the next three years, with profit margins rising from 15.5% today to 16.8% by around 2029. Consensus expectations point to earnings of about US$2.3b and earnings per share of US$22.67 by that year, compared with US$1.5b of earnings at present, while the most optimistic forecasts reach US$2.7b and the most cautious sit closer to US$1.8b.
To line up with that script, Equinix would need to reach around US$13.5b of revenue and US$2.3b of earnings in 2029 and trade on a P/E ratio of 68.2x rather than the current 65.7x. That multiple would sit well above the 26.7x P/E cited for the US Specialized REITs industry. This would mean the market is ascribing a sizeable premium for AI, cloud and interconnection growth, and for the ability to keep delivering new capacity at targeted returns.
Analysts have wrapped those inputs into a consensus price target of US$1,233.23, compared with a current share price of US$1,021.34. More optimistic views reach US$1,400 while the lowest targets sit around US$1,060, so the spread of outcomes is wide and signals real disagreement about how cleanly Equinix can convert its AI and cloud opportunity into future earnings.
The development plan behind those numbers remains aggressive. The business is expected to invest around US$5b to US$7b per year from 2027 to 2029, with management aiming for low to mid 20% cash on cash returns and 2 to 3 year stabilization timelines. Control of roughly 3 GW of designed power, including about 600 MW in some stage of development and an expected 1 GW under production by early next year, gives Equinix capacity to support AI and cloud demand if grid and community constraints stay manageable.
Interconnection services and new AI focused offerings sit at the center of that profitability story. Connections are cited at more than 522,000 with about 9% growth this year, and products like Equinix Inference Exchange with NVIDIA and Together AI, along with network tools such as Fabric One, add more usage based potential on top of existing cabinet demand. If those higher margin lines scale as expected, they can support the forecast lift in net margins and help bridge the gap between current earnings and the US$2.3b consensus figure for 2029.
For you as an investor, the key question is whether those modeled assumptions feel realistic once you adjust for your own views on AI workload intensity, grid capacity, labor availability and financing costs. The numbers laid out by analysts provide a clear yardstick. They effectively say that to justify current optimism around Equinix, the firm needs to grow at double digit rates, widen margins, absorb share count creep and still command a premium P/E that remains well above its REIT peers.
